Your Houston Home Isn't Selling: What to Review Before Lowering the Price
If your Houston home has been on the market longer than expected, lowering the price is not always the first or only answer. Before you cut, review five things: pricing against the real competition, showing activity, buyer feedback, presentation and the home's condition. Each one points to a different fix.
1. Review your price against what is actually selling
Compare your home with three groups, not just one:
Closed sales: what similar homes nearby actually sold for recently.
Pending sales: homes that went under contract while yours did not. What did they offer that yours does not?
Active listings: your current competition. Buyers are comparing your home with these, today.
If similar homes are going under contract at a lower price, or with better condition at the same price, pricing may be part of the issue.
2. Read the showing activity carefully
Showings are signals to investigate, not final diagnoses:
Few showings often suggest the listing is not attracting enough interest online. Price, photos, description or the home's position in search results may be involved.
Many showings but no offers often suggest that something buyers see in person does not match their expectations, such as condition, layout, smells, noise or value compared with other homes.
3. Look at photos, presentation and access
Most buyers see your home online first. Review whether the photos are bright and current, whether the first image shows the home at its best, and whether the description highlights real features. Also check how easy it is to visit: limited showing windows or difficult access can reduce the number of buyers who actually see the home.
4. Collect and use buyer feedback
Ask for feedback after showings and look for patterns. One comment is an opinion; the same comment from several buyers is information. Repeated mentions of the kitchen, the roof, the backyard or the price deserve attention.
5. Consider location, condition and layout
Some factors cannot be changed, like a busy street or an unusual floor plan. Those usually need to be reflected in pricing or presentation. Others can be improved: deferred maintenance, worn finishes or items an inspector is likely to flag. Our guide on what to fix before selling can help you decide which improvements are worth it.
Choosing the right adjustment
Depending on what you find, the right move may be:
A price adjustment, when the home is clearly above the competition.
Targeted improvements, when buyers keep pointing to the same issue.
Concessions, such as help with closing costs or a repair credit, when they make more sense than a price change.
A refreshed listing with new photos and a clearer description.
Every home and market is different, so the best decision comes from looking at your specific data together.
